Aerial Assessment - Tier 2: From visible evidence to clearer repair and maintenance decisions

A deeper, construction-informed aerial assessment that helps you understand visible property concerns, likely priority and recommended next steps before committing to costly works.

What this assessment helps you decide

Aerial Assessment provides a more detailed review of visible property issues, combining controlled aerial evidence, construction-informed assessment and structured reporting to help our clients understand likely significance, priority and recommended next steps.

It is designed for situations where you need more than a photographic record and want clearer decision-support before progressing repairs, contractor discussions, maintenance planning, insurance-related evidence gathering or further investigation.

Tier 2 helps bridge the gap between “we can see something is wrong” and “we need to decide what to do next.” It gives the visible evidence more context, while keeping the limitations of a non-intrusive external assessment clear.

Typical situations and use cases

Tier 2 is suited to visible issues where the decision matters: cost, priority, safety, access, maintenance timing, contractor discussions or asset planning.

Roofing, chimney & storm damage assessment

Visible roof defects, slipped or damaged coverings, chimney deterioration, ridges, flashings, valleys, staining, storm damage and high-level roof concerns.

Water ingress & rainwater goods

Suspected roof leaks, gutter defects, blocked outlets, overflow staining, defective downpipes, poor drainage routes and visible external conditions linked to water movement.

External fabric & elevations

High-level elevation issues, visible cracking, render or masonry defects, staining, movement indicators, damaged finishes, poor workmanship and awkward-to-access external areas.

Maintenance planning & prioritisation

Helping landlords, property managers, businesses and asset owners understand what appears more urgent, what can be monitored, and what may need contractor or specialist input.

Contractor quote and repair discussions

Evidence to support clearer conversations with contractors, challenge vague scopes, compare visible issues against proposed works and decide whether further advice is required.

Pre-works and post-works evidence

Condition records before works, review of visible work areas after completion, repair validation support where suitable and controlled evidence for project files.

Insurance-related evidence records

Visible evidence after storm damage, impact, water ingress or external deterioration, while making clear that DAS does not act as insurer, loss adjuster or legal adviser.

Commercial and asset decisions

High-level roofs, access-constrained sites, public or commercial assets, planned maintenance, budgeting, asset records and early-stage decision support.
